Appointments to view a unit are made directly with the agents on their mobile telephones or via the Jidmac website. The Jidmac Property specialist will then schedule a viewing with the prospective tenant for a time that suits both of them.

To save the tenant valuable time spent on unproductive viewings, Jidmac offers the prefect tool to calculate affordability. It is our passion to have tenants that can really afford to live in the “home” we find for them. We love to have them live in peace and harmony and not have hunger pains and no smiles because of financial pressure. To help a prospective tenant to make the right decision we have an online “affordability calculator” which the tenant can use at his own leisure to determine what kind of rent he/she can afford. This way he/she will know which units to view beforehand.

What the Jidmac property specialist will show you during the viewing

The friendly and knowledgeable Jidmac property specialists will accompany the prospective tenant on the viewing of the unit. They will also explain how the Jidmac online system works, and how the tenant will benefit from the system controls that are in place.

The Jidmac specialist will also point out amenities in 2km radius as these can play a vital role in making a decision on where to relocate to. The tenant may eg. need to have a crèche and a primary school in a close vicinity, even a clinic or the closest bus/train station.

Application

If a tenant decides on a unit the Property Specialist will provide them with a pre-application form or explain how they can fill out the form on the website.

If the application is successful the tenant will sign a legally binding COMPREHENSIVE LEASE AGREEMENT explaining all terms and conditions, states increases, payment dates, lease terms, renewals, do’s and don’ts, etc. 

Calculated Security

Deposit

To finalize the lease a calculated security deposit is paid into an interest bearing trust account, as stipulated by the EAAB. This deposit will be refunded after lease expired, minus the cost of tenant inflicted damages if any.

Remember that a complete check is done, inventory list completed and photos taken when a tenant takes occupation of a unit. The tenant still gets a “fault list” to be completed and returned to the office within 7 days to make sure no problem areas have been overseen. When a tenant’s lease expires another walk-through check is done, photos taken and inventory list completed. This safeguards the tenant and the landlord, and the tenant can only be held liable and be billed for tenant inflicted damage and usage.
